Our EPC improvement services have saved our clients over £20m to date. Our Approach 

Our unique approach delivers cost-effective EPC’s with the best possible rating.

Our focus is on achieving the highest possible rating for our clients. We achieve this by taking the time to find actual values, rather than rely on default values (which many assessors do).

This approach delivers fantastic results for our clients. We have successfully improved EPC’s from a D rating, to a B rating, without any building upgrades being undertaken.

This in turn improves our clients’ returns, by enabling the removal of allocated CAPEX for building upgrades, removing the time and disruption of works and improving rental levels achieved.

For those buildings that do require upgrades, we provide detailed energy assessments with recommendations aligned with the lifecycle of the building and its systems. We focus on achieving the target rating for the lowest cost and least disruption.  

EPC Upgrade Process

Fully establish our client’s objectives, targets, timeframe and budget.

Securing a compliant EPC increases capital value by:

  • Increasing the rent achievable.

  • Removing the risk of obsolescence.

  • Removing CAPEX allocations and uncertainty around the cost of compliance upgrades.

  • There are around 2,000,000 commercial buildings in the UK.

  • Over 80% of these buildings are still below an EPC B.

  • This means there are over 1,600,000 commercial buildings in the UK that have not yet instructed the required upgrade works.

  • With less than 5 years left to the 2030 deadline, major build cost inflation is forecast as demand outstrips supply.

Case Study 2: 91-93 Baker Street, London Refurbishment with EPC B Target

  • 13,500 sq.ft. of offices over five floors.

  • Previously EPC D.

  • Hollen+ were appointed to secure an EPC B rating.

  • The baseline EPC rating was calculated in line with current regulations.

  • We then presented upgrade options aligned with the planned refurbishment,

    along with costs. 

  • A combination of lighting and HVAC upgrades were required to achieve the EPC B.
